The cost-segregation question your CPA isn't asking yet

Accelerated depreciation changes the math on STR investment more than most operators realize.

Accelerated depreciation changes the math on short-term rental investment more than most operators realize. The CPA question that changes everything is rarely asked before the property closes.

A cost segregation study is an engineering analysis that reclassifies components of a real property from 39-year straight-line depreciation into shorter categories: personal property at 5 or 7 years, land improvements at 15 years. The result is a dramatically accelerated depreciation schedule in the early years of ownership.

For a typical short-term rental property, a cost segregation study commonly reclassifies a meaningful share of the property's value into shorter-life categories. Combined with bonus depreciation, that can generate a first-year deduction many times larger than standard straight-line depreciation would produce on its own.

The depreciation clock starts when the property is placed in service. The cost segregation study determines how fast it runs.

The deduction is most valuable to owners who qualify under the material participation rules - specifically, owners who spend more than 100 hours managing the property and more hours than anyone else (including the management company). For owners who meet that threshold, the deduction offsets W-2 income directly.

The question your CPA is not asking: whether the cost segregation study should be ordered before or after closing. The answer is after - the study is based on the actual purchase price and improvement basis - but the question should be raised before closing so the owner understands what to document. Business purpose for tenant improvements, maintenance logs, and the specific character of personal property additions all affect the reclassification outcome.

The window matters. Bonus depreciation was 100 percent through 2022. It stepped down to 80 percent in 2023, 60 percent in 2024, and is scheduled to continue declining through 2026. The tax code is not expected to extend the provision at full rate. Operators who have owned short-term rental properties for two or more years and have not commissioned a cost segregation study should ask why not at their next meeting.

A cost segregation study is a few thousand dollars for a typical property. When it reclassifies a meaningful portion of the property's value and the owner is in a high marginal bracket, the first-year tax savings routinely exceed the cost of the study many times over. The study pays for itself before the owner signs the engagement letter.
